    Commercial shop, change of use.

    I have a retail shop that is coming empty.

    It’s a retail unit so A1 usage.

    I have a prospective tenant who wants to retail wine and also host tastings.

    Would that be A4?

    Would This change of use mean I could expect more rent?

    I would imagine it be A3. Rent would (in my opinion) depend upon the rental of similar local units (look at rateable values and work it out from there) as opposed to it beimg based on industry type.

    I’d strongly suggest paying for some local professional advice that will relate specifically to your area. A1 use covered a wine retail unit I worked on, including the occasional tasting evening, but was dependant on the owner not selling measures for consumption on the premises. As soon as he looked to expand the occasional tasting evening to include selling wines and beers for consumption on the premises, he was okay to do so under a permitted change to A3 but had to jump through licensing hoops to get a license to allow him to do so.

    I don’t think it would be A3, and am pretty sure that A1 would cover an occasional wine tasting. Best to check with a planning/commercial surveyor though.

    There were some major recent changes to commercial use classes, and most changes of use do not now require planning consent.

    The proper way to deal with this is to market the unit via a commercial property agent as he or she will advise regarding market rental value and get you access to the wider market.

    The proposed use would not normally attract a premium rent.

    Thanks all. I’m using an agent.

    Just looking to learn more.

    What’s now made it more interesting is another estate agent wants to rent it, the managing agent isn’t keen.
