    Estate Agents fees in Surrey???

    Hi folks. Asking for a family member.

    Property c£430k. Agent asking 1.75% plus VAT.

    I sold last year in Oxfordshire on similar valuation at 1% plus VAT...

    What would a current going rate be?

    Property should be pretty easy sale for its target market.

    Currently selling my place in west London and they want 1%
    Others who want to sell it want to charge 3%…
    They wonder why they don’t have the job.

    How many agents have they spoken to? In my area (Hertfordshire) the going rate seems to be 1% across all the local agents.

    You may well get a different level service - you may (or may not of course) get 3% worth from a 3% agent and only 0.5% from a 1% agent.

    And it may be irrelevant in what I guess is a very strong market in that part of the world at the moment.

    All 3 agents we talked to last year were 1% Sole Agency in Haslemere.

    All the properties go on Rightmove & Zoopla anyway so as far as attracting buyers is concerned, there is not that much to choose between them in my view.

    You say that but a couple I know recently changed their estate agents due to the cheaper one being run by kids who have no idea about communication.

    The new estate agent charges more but has got them a £25k higher offer and keeps them up to date with what’s happening.

    So whilst they’re paying an extra £5k, they’re still £20k up.

    "as far as attracting buyers is concerned" was my point. Better agents will definitely offer better advice and give better service. Does being more expensive necessarily mean better results?

    We tried 2. One "old school" firm with a superb reputation & Yopa who are leaner staffed & more internet based. Similar results in terms of getting people round for viewings.

    Both were on the same fee and that was what they quoted. There was no "for a higher fee we try harder" discussion at any point.

    Both were highly recommended.

    1.75% is daylight robbery.

    Between 1% and 1.25% I'd have thought.

    Sold my place in Hertfordshire 2 years back for 0.7% + VAT.
