    I regularly do 52 miles to commute to Gloucester. (New house is in Gloucester, obvs!).

    Who is it positive for? Only house builders and developers. It certainly wont help buyers (or sellers who are also buying) as it will only increase the prices in line with the reduced SD (as it did previously...)

    Fair points though about price increases...it won't make the UK any more liveable, and just means consumers must sink even more capital in their homes, bit of an Achilles heel for the UK economy for decades...You only realise any gains if you can move somewhere less expensive...and B wotsit put a stop to that for all but the truly well heeled/connected.

    I'm being entirely selfish but it could save me 30 large at a time when I could do with it in reserve. I generally take a more socialist approach but just lately I'm afraid the Great British public have by and large demonstrated that they aren't worth this level of concern or empathy.

    Personally I find the term ‘gammon’ when used in this context more offensive than Mick’s expletive and I ‘m disappointed to see a member who I’ve had dealings with and held in high regard use this term.

    Yes I did think thrice about it but the term is regularly used to describe anyone in this place and hence I quoted it. Not good I agree. I forgot I was in the G & D.

    It really does not matter what you think, expletives are not allowed in the publicly viewable parts of the forum. Those are the rules.

    Gammon is not an expletive, whereas the other word is.

    Gammon is a term used to describe a person who’s easily offended and/or angers quickly. It’s a reference to how their behaviour makes their cheeks glow … it’s neither specific to gender or race and references no protected characteristics.

    I suspect over time the phrase has been hijacked in other ways …

    Apologies if I have indeed caused any offence but hopefully the above sets the scope for my usage.

    Just hope any reform to stamp duty is permanent as otherwise it’ll just concentrate demand and increase conveyancing delays as well as prices. Broader reform of the house buying process is needed but won’t happen.

    I think your conflating Gammon with Snowflake, gammon is a pejorative term referring to the colour of a person's flushed face when expressing their strong opinions, i.e the colour of pork of the same name. It became the preferred insult about those on the political right who supported Brexit.

    In other words it's an insult referring to the perceived colour of someone's skin.

    Nah it's surely the thinness of their skin which causes the pigmentation which is being referenced because of their inherent hypocrisy, the amusing spectacles of them dishing out the woke and snowflake labels but then crying, spitting about being labelled themselves...like gammon under the grill or bacon in a hot pan, they quickly colour up and get a bit curly, crispy at the edges, can't take the heat.

    has anyone actually seen the stamp duty numbers? is it 5% over 250k? the government website calculator is still using old numbers and i missed the actual live announcement

    The government website has been updated now. You’re correct it’s 5% on anything over 250k up to 925k. If you’re a first time buyer there is no stamp up to 425k, so they’re targeting support at the bottom of the market which seems sensible - if you’re moving and making a purchase towards the top end of the band there is a small saving, but won’t make much of a dent

    5 year Govt bonds which savings and mortgages are pinned to, up 34 bps since the Chancellor started talking. Up 55 bps (0.55 percentage points) in 2 days.

    These type of moves usually take months.

    Housing market is going to take a hit going forward. There will be a lag.

    Given the average FTB's purchase is closing in on a quarter million, thanks in large part due to the previous stamp holiday, I see no reason why prices won't receive a further fillip.
    Can a recessionary environment support this...

    our FTB buying partners flat will be happy as he’s saved £7k we save £2.5k for the forward purchase, the interest rate rises will take that over the next 2 years mortgage though.

    Given the stir the use of the word gammon has caused I checked with a friend who is a police inspector.

    He advised it is not considered a racist term and if they received a complaint about the use of the word they would not record it as a hate crime.

    He did concede that it could cause offence. Anyway I have made apologies and it’s time to move on but thought it worth correcting some misconceptions.

    So tempted to sell up in the next few months to take advantage of the inflated house prices, move down to a project that will render me mortgage free and in cash, use the cash to insulate the crap out of the house, install a heat source pump and cover the property in solar panels, I can then sit by and watch the rest of the UK stressing over interest rates and fuel bills.

    But I’ll probably stay where I’am!!

    One of my surveys pointed out the fact that there are three solar farms due to be built within 3000 meters of my property so its definitely a viable thing in the UK. The advice was to make sure I can live with the noise they produce??

    This solar farm is a good few miles from me, but the lane running along the bottom of the satellite image is one of my regular walks. The lane is single track and very very quiet (except when the occasional train goes along the adjacent rail). I've never heard any noise coming from the solar farm.

    You should an also consider how dark it is going to be around there with all that sunlight being absorbed.

    Don't forget there will need to be a lot of lorries to transport all the electricity that the solar farm harvests; especially at the end of summer.

    Joking aside, what is the proposal and route for connecting the farm to the national grid? Pylons or buried cables etc?

    Thought I’d look at this thread out of interest regarding property prices. Found a pathetic load of petty insults, deeply offensive terminology and language, hypocrisy and no tolerance or understanding from either side. This is the G&D; not the BP, it seems far more like a kids playground. Disappointing, petty, immature and unkind.
