What to do with a 10,000 sq ft warehouse?

I 've put an offer in on an old farmhouse near Bath. It has a fairly modern 10,000 sq ft warehouse which was priced at 150K but so far we have negotiated to have it included in the price. I've upped our offer today. I don't need a warehouse & I'm wondering what to do with it if I end up buying. My idea of having a micro-brewery didn't go down well with Mrs t-7. Demolition could be an option as it is a bit of an eyesore compared with the rest of the property. Any suggestions for possible use? I'm too afraid of getting caught to set up a Cannabis farm.

Store classic cars, on condition you can drive them to keep the batteries charged? 😉😉

Rent the space to locals. A farm near me has a full joinery workshop in the barn.

Buy lots of bikes and cars. Then buy some more.

(Or start an internet sales company called Amazon.)
Started out with nothing. Still have most of it left.

My old man has a 20,000 sq ft ‘low height’ warehouse and the current tenants are a self storage company who are very busy at the moment IMHO it’s definitely a growing market.

Why bother? Sounds a waste of capital. Offer less on the property you actually want. Otherwise you are paying for something you want to demolish?

    This was Mrs t-7's idea.

You can make a fortune out of self storage but would need to covert to different sized secure units and provide 24-7 security.

Btw it's slightly off the beaten track. Good security. 6 miles from central Bath, 7 miles from Bristol. Probably would prefer not too much coming & going. I did think storage after my micro-brewery brainwave was shot down in flames

    You’ll never receive permission.

    Your neighbours would hate you.

Is it possible to see if someone has ? My neighbour has put this in his garden. Last summer was pain with him flying in and out almost daily .

    This summer not so much

Have you spoken to him about it? That would probably be the best, first, course of action. It can be surprising how nice people are.

    An Indoor snow park..

People would pay good money to sledge, build snowmen and have snow ball fights all year round.. Well, I certainly would! :)

You could have indoor snow cannons and wind tunnels to create blizzard effects...

Only problem.. How does one create snow indoors...

Snooker hall, indoor lazer quest or escape rooms are doing very well at the moment.

Rehearsal/recording studios. You are close enough to Bath to expect decent demand and custom from local bands and musos. That's what I would do but it is capital intensive. You'd need to be a muso and/or in it for the love of it for it to work. Obvious issues with noise levels too. Well you did ask!

I don't know what made me think of this - but have you thought of using it to start a company selling a football pools prediction service, guaranteeing success?
Not been done in that area before has it?

My workshop is in a farm full of (at last count 37) small lettable workshop/enterprise units. It is a thriving little community, surprisingly self-regulating and low input requirement for the landlord, who is someone I have known for years.
You'll need good leccy supplies and a washroom / kitchen type area. You insure the building, the tenants do everything else.
One the other hand, my uncle has a few large old barn type units on his "farm" that are used for storage, the largest is always taken by people looking to store trade show stands when they are not in use.
If it were mine, it would be my workshop.

I don't think anyone has mentioned a trampoline park yet - the one my kids go to is always mobbed. Just make sure you have a direct phone link to A&E...

When one o-need near us I did the maths on this, factor in the empty hours during the day and hot summer days I couldn’t work it out.

Not yet, to be honest the odd flying in and out doesn’t bother me but last summers daily in and out was irritating. He has to fly along the back of our gardens to get to it.

All this talk of No Deal, stock piling and apparent lack of warehouse space why don't you rent it out to baked bean, toilet roll and pot noodle manufacturers?

Lots of good and funny suggestions on this thread. The big stumbling block for some of the more serious ones though (trampoline park) is that the OP has stated it’s off the beaten track. That could put a lot of people off visiting, especially if it’s down any narrow lanes.

  47. #47
if it where's you live , i would personally want something with as little traffic as possible.

Caravan and car storage is what I would do.
